Estate and whole-house cleanouts in Colorado Springs
A parent's home in the Broadmoor, a grandparent's ranch near downtown, a house that has to be empty for the closing. We clear it room by room, at the pace the family needs, and nothing leaves that someone wanted to keep.
An estate cleanout is a different kind of job from everything else on the truck, and we treat it that way. Someone has usually died, or moved into care, and the house is full of forty years of a life. The family has had the first pass, pulled the photographs and the jewelry and the things that matter, and what is left is a house that still has to be emptied by a date. Our job is to do that carefully, quickly, and without making anyone feel rushed through it.
The first visit is a walk-through with whoever is handling the estate. We go room by room, agree on what is keep, what is for the family to collect later, what can be donated and what is going, and give you one written price for the whole house. A small house is a day. A large house with a full basement and garage is two or three, and we can split it across weeks if the family needs the time between.
What still has value
Older homes are full of solid furniture, tools, kitchenware and books that have a second life. Where possible, usable items are routed to donation rather than the landfill, and we will tell you plainly when something looks like it is worth having appraised before it goes anywhere. We are not appraisers and do not buy contents, which keeps the arrangement simple: you decide, we haul.
Paperwork for the estate
You get a dated receipt for the cleanout, a list of what went to donation if you need it for the estate file, and a swept, empty house ready for the realtor's photographs or the buyer's walkthrough. If the executor is out of state, we can do the walk-through by video and send the price for approval.
Downsizing and probate
The same crew handles a downsizing move, where a parent is keeping a third of the house and the rest goes, and a probate cleanout where the court or the attorney has set the timeline. Tell us which it is and who has authority to say yes; we only take direction from that person.

What the work looks like

Questions about estate cleanouts
How fast can you empty a house?
A small one in a day, a large one over two or three. If there is a closing date, tell us and we book backwards from it with a day to spare.
What if we're not sure what to keep?
Then we go slower. Anything you are unsure of goes in a keep zone and stays in the house. Nothing leaves that was not marked to go.
Do you buy contents or do estate sales?
No. We haul. If something looks valuable we say so and suggest you have it looked at first. Keeping those roles separate is better for the family.
Can you work with an out-of-state executor?
Yes. Video walk-through, price by email, a key from the realtor or a neighbor, photos when it's done.
What happens to the papers?
Boxes are opened, not tipped. Documents, photos and anything personal are set aside in one place for the family to go through. We don't shred or dispose of paperwork without being told to.
Can you take the fridge and the washer too?
Yes, with the refrigerant handled by a licensed handler. See the appliance page.
